Calgary loft district

Inglewood lofts

Inglewood is Calgary's oldest neighbourhood and home to the city's most authentic hard loft stock. Original warehouse and commercial buildings converted to residential. If you want genuine industrial character, this is where to look.

What Inglewood is

Inglewood sits east of downtown along the Bow River, sandwiched between the river to the north and the railway tracks to the south. It was Calgary's first incorporated town before the city absorbed it, and its main street, 9th Avenue SE, still reads like a proper commercial district with independent retail, restaurants, and cafes rather than chain businesses.

The neighbourhood's age is what makes it interesting for loft buyers. Inglewood has Calgary's oldest commercial building stock, and a meaningful portion of that stock has been converted to residential use. The conversions are generally older than comparable Toronto conversions, and the buildings are smaller in scale. You won't find a 200-unit loft complex here. You'll find a 12-unit building in a former hardware store, or a six-unit conversion of a commercial block that's been on the street since 1910.

What units look like

Inglewood hard lofts typically have exposed brick from the original masonry construction, timber or concrete structure depending on the era and original use, and ceiling heights that reflect commercial or light-industrial use rather than residential design. Many units retain original windows in their original frames, which gives the spaces good light but sometimes means older glazing that reduces energy efficiency.

Units here tend to be smaller than Beltline lofts. Inglewood's building stock wasn't designed for large open floors. A 700 to 900 sq ft unit is typical; 1,100 sq ft is on the larger end. The character makes up for the square footage for buyers who want a building with actual history. [verify current figures with a licensed agent or at realtor.ca]

Character and context

Living in Inglewood means being in a neighbourhood with a genuine identity. The Inglewood Bird Sanctuary sits at the eastern edge. The RiverWalk connects along the Bow River. 9th Avenue has the kind of independent retail concentration that most Calgary neighbourhoods lost to suburban development decades ago. It's walkable by Calgary standards, though not at the same level as the Beltline. The C-Train's Inglewood/Ramsay station connects the neighbourhood west to downtown.

Heritage buildings

Inglewood has a number of buildings on Calgary's Heritage Inventory, and several loft buildings fall within the Inglewood Heritage Area designation. This can affect what renovations are permitted and how permit applications are handled. Buyers planning renovation work in Inglewood should confirm the heritage status of their building with the City of Calgary's Planning and Development before purchase. verify with current sources
