What Kensington is
Kensington is the name used loosely for the area around Kensington Road NW and 10th Street NW, northwest of downtown across the Bow River. It encompasses the formal community of Hillhurst to the south and Sunnyside to the north, but the Kensington identity is anchored by the retail and restaurant strip that runs along Kensington Road between 14th Street NW and Memorial Drive.
It's one of the few Calgary neighbourhoods where you can walk out the front door and do everything: coffee, groceries, restaurants, fitness, parks along the Bow River, and access to transit. The neighbourhood has a slightly Kitsilano-adjacent character, without the ocean, that sets it apart from the rest of Calgary's inner city.
The loft stock
Kensington isn't a primary loft address in Calgary. The loft inventory here is small and tends to be in older commercial buildings that have been converted to mixed-use or residential use, rather than the larger conversion projects you'd find in the Beltline or Inglewood. Buildings tend to be two to four storeys, with retail on the ground floor and residential above.
Units in these buildings often have interesting quirks that come with commercial conversions: original brick, unusual ceiling heights, non-standard floor plans, smaller windows than a purpose-built residential building. They're not for everyone, but buyers who prioritize neighbourhood character over amenities or unit finish tend to find these buildings appealing. Who buys in Kensington
Kensington attracts buyers who've already decided they want neighbourhood over density. They'd rather be on a human-scale street with coffee shops and bookstores than in a high-amenity tower. They're comfortable with the trade-offs: less square footage, older building systems, smaller unit counts in each building. In return, they get one of the best street-level environments in Calgary walking distance from their front door.
Transit and access
Kensington doesn't have its own C-Train station, but Sunnyside station is nearby and provides access to the downtown core in under 10 minutes. Bus connections along 10th Street NW and Kensington Road serve the neighbourhood. The Bow River pathway system runs along the southern edge, connecting east to East Village and west through the river valley. Many Kensington residents cycle to downtown.
